Off-market real estate listings are properties available for sale or rent that are not publicly advertised on leading platforms or the MLS. Sellers and landlords choose to keep these listings private for a variety of reasons — they may want to test buyer interest without full public disclosure, avoid disrupting tenants, or maintain confidentiality during a sale. Because off-market properties are never widely advertised, most buyers and tenants never see them.
LavaZoo is one of the only platforms in New York where off-market residential and commercial listings appear alongside exclusive MLS listings. Agents and landlords can list without providing an exact address, giving serious buyers and tenants access to opportunities that exist nowhere else online.
LavaZoo differs from traditional platforms in three important ways. First, it combines residential, commercial, off-market, and business listings in one place — most platforms focus on only one category. Second, every lead goes directly to the listing agent or landlord — LavaZoo never reroutes inquiries to third-party agents the way leading platforms do. Third, LavaZoo is the only platform where off-market listings with confidential addresses appear alongside publicly listed properties, giving buyers and tenants access to deal flow they cannot find on other platforms.
For buyers and tenants, LavaZoo offers access to off-market listings and private listings that never appear on other real estate platforms, alongside a Property Wanted feature where buyers and tenants can post their requirements and let agents come to them.
LavaZoo currently offers a 90-day free trial with no credit card required. After the trial period, agents and landlords choose between two subscription plans: $14.99 per month for up to four listings, or $39.99 per month for unlimited listings covering residential, commercial, and off-market properties. Annual plans are available at a reduced rate. There are no per-listing fees and no contracts — subscriptions can be cancelled at any time.
MLS listings imported through LavaZoo’s MLS partnerships count toward an agent’s subscription plan alongside any manually posted listings.
On LavaZoo, every inquiry on a listing goes directly and exclusively to the listing agent or landlord. LavaZoo does not sell leads to competing agents, and does not take a referral fee at closing. The lead belongs entirely to the agent who listed the property.
This is a direct contrast to how leading platforms operate. Leading platforms have programs where buyer inquiries submitted on a listing can be routed to agents who have paid them for lead access in that zip code — not to the listing agent who did the work to win and market that property. On LavaZoo, that does not happen. Your listing generates your lead. Full stop.
